Terms of Service

1. Publisher and scope

ImmoROIStudio is operated by TRIBOLET FREDERIC, a French sole proprietor registered with the Versailles RCS under number 532 919 313. These Terms govern the website, beta, and ChatGPT-connected app.

2. Current service

ImmoROIStudio provides real-estate reading and decision support based on user-provided information, completed sales available as open data, and public map data. The scope of an analysis depends on the accuracy of the supplied information and the coverage of available public data.

The service also lets you search and refine a limited commercial portfolio of public listings from Frédéric Tribolet — Capifrance, inspect details, select up to four listings, and compare their published facts. The initial snapshot collected on October 9, 2026 contains ten listings. ImmoROIStudio has a commercial interest in this portfolio; it does not cover all market offers or provide access to private client files. Viewing results does not require a contact request.

The service is not an official valuation, appraisal, legal, tax, financial, or technical advice and does not execute transactions. Decisions must be confirmed against appropriate documents and, where needed, by a qualified professional.

3. Sources and limitations

Completed sales provide historical context, not an exhaustive picture of properties currently offered. Publication may be delayed, incomplete, or poorly comparable. See Sources and limitations.

Listings remain distinct from these sales: they report asking prices and declared availability that must be confirmed with their source, particularly when a future date is stated. Source links and observation dates identify where the information comes from. Unknown or conflicting values are retained; habitable, Carrez, and total floor areas are not interchangeable. Comparing the facts of two to four listings is neither a market ranking nor a valuation.

Searches and rereading the latest available snapshot do not query the source websites in real time. Portfolio updates require a new, checked snapshot. The date of a response is therefore not a new verification of the listings; a reference missing from a new snapshot does not prove that the property has sold.

The listing map represents municipalities or arrondissements associated with the offers, not the exact location of the properties. It cannot establish a distance, route, or risk at a property's address. Photos and videos remain available on source pages: public accessibility is not permission to republish them, and ImmoROIStudio does not certify that they depict the completed property.

Information supplied by the user remains distinct from public data and is not presented as independently verified by ImmoROIStudio.

4. User obligations

• provide accurate information and verify material results;
• share only content and data they are authorized to use;
• not bypass safeguards, quotas, or third-party website rules;
• not use the service for unlawful, fraudulent, or misleading purposes;
• avoid unnecessary secrets or sensitive data.

5. Beta access

Access may be limited, suspended, or withdrawn for maintenance, security, or breach. The beta access page is not a paid offer.

6. Personal data

Processing is described in the Privacy Policy. An introduction and contact sharing require explicit consent. Personal data is not sold.

7. Intellectual property and third parties

Software, interfaces, content, and marks belong to TRIBOLET FREDERIC or their respective owners. Open data and third-party components remain subject to their licenses and attributions. ChatGPT and linked websites are third-party services governed by their own terms.

8. Liability

ImmoROIStudio uses reasonable efforts but does not guarantee an exact, complete, current, or uninterrupted result. To the extent allowed by law, the publisher is not liable for decisions made without required verification or for third-party services outside its control.
